Growing confidence as numbers increase

There were further signs of growing confidence in the Melbourne property market this week, with the number of online auctions being conducted around town growing substantially.

Our team has certainly made its mark on the local market with the strategic use of this digital technology, conducting three successful auctions over the weekend. Indeed, the initial auction results this week from the REIV reported an 86% clearance rate with close to 750 property sales completed. However, it is important to remember that an online auction is just one of the options available to anyone selling in the bayside suburbs, as this cross-section of recent results confirms:

Clyde: 56 Adriatic Circuit. Nestled within the popular Edgebrook Estate, this well presented three-bedroom home impressed buyers with its as-new condition, resulting in a prompt mid-week sale.

Cranbourne East: 9 Avalon Crescent. Close proximity to several schools added to the family appeal of this four-bedroom home, with competitive negotiations achieving a very satisfying mid-week sale.

Frankston: 6/18 Nolan Street. The online auction of this two-bedroom unit saw a competitive bidding duel of 28 bids push the price to $645,000, more than 10% above our happy vendor’s reserve!

Frankston: 62 Karingal Drive. A handy location within walking distance of the soon-to-be-renovated Karingal Hub added to the market appeal of this fully renovated three-bedroom home. Competition between multiple buyers did the rest.

Frankston: 2 Farrell Street. Potential was the word on everyone’s lips when inspecting this single-level three-bedroom home (pictured) near John Paul College. The online auction produced 32 bids before a great sale at $706,000 was finalised.

Frankston: 106A Williams Street. This striking park-side townhouse attracted 32 bids at auction, resulting in an outstanding sale for over $1 million!
