January market off to a flying start

Some people might have assumed that after such a frantic finish to the year, the local real estate market might have taken ‘a breather’ over the festive season while everyone caught their breath. The reality, however, has been quite different.

We need to remember that in a normal market, stock levels tend to hit their peak in November. But as we all know, 2021 was anything but ‘normal’, With the delayed start to the Spring market, Melbourne saw a record number of sales being crammed into the last part of the year. In a market where any weekend with more than 1,000 auctions is considered a ‘Super Saturday’, Melbourne experienced eleven consecutive “Super Saturdays” starting in mid-October and finished with more than 2,000 auctions per week in the final three weeks of the year, demolishing the previous records for auctions recorded in one week and one month.

Yet despite this record-breaking finish to the year, the start of 2022 has seen strong activity from buyers in the bayside suburbs, particularly those who missed out in the rush late of 2021. As a result, we have continued to achieve some excellent results for our clients, including:

Carrum Downs: 20 Jacana Drive. This single-level three-bedroom home, situated just down the street from the park, reaped the benefit of a quick and quiet off-market campaign, utilising our extensive database of registered buyers.

Frankston: 4 Raymond Avenue. With plans and permits already in place for two new townhouses to be built, the sale of this potential-packed site was completed in the last few days of 2021.

Frankston: 29 Bayview Road. Combining the character of the past with an update as modern as tomorrow, this appealing four-bedroom home with a pool (pictured) found new owners through competitive mid-week negotiations. The end result was a satisfying sale at $989,000.

Frankston North: 4 Chile Street. This rare vacant homesite of around 623sqm was sold just prior to Christmas, providing an early celebration for all involved.

Frankston South: 1/5 Culcairn Drive. Part of a well-established group of apartments known for their bay views, this sizeable dual level three-bedroom apartment enjoyed a strong new year’s sale during the week.

Somerville: 1 Clarendon Drive. Being within a short walk of shops, schools and childcare, this immaculately turned-out three-bedroom home generated plenty of interest from young families, with the SOLD sign going up after competitive mid-week negotiations.
