Landmark result gets locals talking

It would be easy to start this week’s Update with the fact that our team at Barry Plant Frankston had achieved yet another 100% auction success rate for our vendors, and simply focus on the statistics of what’s happening in the bayside property market at the moment.

However, it’s important to keep in mind that whilst our team has been busy achieving some fantastic results for clients right across the local market recently, each and every sale involves some particularly important emotions and decisions for both the buyer and the seller, and it’s important not to overlook the individual factors in each situation.

For example, one of our auctions this week generated a great deal of interest not just from a number of motivated buyers, but also from the wider community who were interested in seeing what would happen regarding a property that is regarded as a bit of a local landmark.

The property in question was the charming period home that sits on the corner of Cranbourne Road and James Street in Frankston. Apart from the obvious appeal of the period architecture, this property boasted an address in the Frankston High School Zone that put you within walking distance of Chisholm TAFE and the station. It also had a Commercial zoning, raising possibilities for future use for a business or redevelopment. So, as you can imagine, we attracted interest from a wide variety of buyers with all sorts of motivations.

What really got people talking though, was what happened at the auction, with strong competition from multiple bidders pushing the price all the way to $900,000which was $60,000 above our ecstatic vendor’s reserve price. It was a result that put smiles on the faces of all parties, as well as several local property owners who watched proceedings with interest.

Having seen what is possible when the right marketing strategy is employed, you can be sure that a number of local residents will be reviewing their real estate plans this weekend.
