As Melbourne comes to terms with life in our latest lockdown, there are some who may have assumed that the real estate market would go into ‘hibernation’ while physical property inspections are prohibited, and real estate agent’s office doors are temporarily closed.

The reality is actually quite different. Whilst our team is working remotely at the moment, the stream of enquiries from buyers and tenants remains strong, confirming that the level of demand has not dropped off at all. If anything, we are seeing a build-up of pent-up interest that is likely to see some frantic activity as soon as this lockdown comes to an end.

Indeed, as you may have read in the media this week, the use of online auctions has not only ensured that property sales have continued in the midst of the current restrictions, but the sales results have been quite remarkable. Just last week, the REIV reported an auction clearance rate of 93 per cent on over 870 Victorian auctions. The data from realestate.com.au indicated an almost identical 94 per cent clearance rate, whilst the Barry Plant group achieved a 95 per cent success rate on the same weekend.

These figures come hot on the heels of the quarterly sales statistics that were published in the Realestate lift-out in the Herald-Sun on Saturday June 5th, covering the entire Barry Plant network. This Update showed that our group had sold 3,055 properties in Autumn, (an average of better than 1,000 properties per month), confirming the depth of buyer activity throughout the year to date.
