Three out of three despite the chill
Yes, it was a grey old Winters day on Saturday with a decidedly chilly breeze encouraging people to grab their woolly hats and scarves before they headed outside…but head outside they did, determined not to miss any of the activity in the competitive property market of 2021.
With no sign of a drop in buyer activity this Winter, we’re pleased to report that not only did our team at Barry Plant Frankston achieve yet another 100 per cent auction success rate this week with all three of our auctions successfully finding new owners, but they managed to exceed our delighted vendor’s combined reserves by more than $480,000!
This week’s results included:
Frankston: 12 Cornell Court. Fully renovated and well presented, this cute three-bedroom home with the supermarket around the corner attracted plenty of interest from a mix of market entrants and local homeowners. Four bidders pushed the price to an impressive $756,500, close to 15% above our delighted vendor’s expectations.
Frankston South: 27 Picnic Street. The combination of timeless 1970’s architecture and a big block of over 1000sqm in the Frankston High zone proved a popular offering. So popular, in fact, that a hard-fought auction saw the price reach a remarkable $1.385 million, almost 40% above the reserve (pictured)!
Clyde North: 106 Heather Grove. The value of professional post-auction negotiations were clearly displayed when the SOLD sticker went up on this beautiful Henley built ex-display home near Hilltop Park shortly after the auction.
What are we to make of results like these? The simple conclusion is that is you have plans to move house in 2021, you would want to have especially important reasons to leave your sale until later in the year. Right now we are seeing ‘a perfect storm’ where huge buyer demand is being met by a very tight supply of properties for sale, and the results are often leaving happy vendors breathless.
