100pc success despite virus concerns

Given the level of media coverage in recent days, it’s no surprise that the coronavirus has been the major topic of conversation lately.

However, the good news for anyone planning on buying or selling property in the City of Hume is that our team has still been able to set new price records in the area, whilst many buyers are still prepared to make strong offers prior to auction in order to secure their chosen home. Indeed, our team achieved yet another 100% auction success rate for our vendors this week.

Several of this week’s results provide further confirmation of this trend. They include:

As we’ve mentioned in past posts, ‘Old Attwood’ is a pocket that is gaining in recognition among buyers, and this charming single-level three-bedroom home provided further confirmation of this growing trend. Three bidders pushed the price above our happy vendor’s reserve, selling at $630,000.

Greenvale: 114 Horizon Boulevard

Presented in ‘as-new’ condition throughout, this striking double-storey home offered generous family accommodation and a sophisticated ambience that clearly struck a chord with upsizing local families. A strong early offer of $950,000 enabled our vendors to move on with a satisfied smile, particularly after they had endured an unproductive campaign with another agent prior to entrusting the sale to our team.

Greenvale: 8 Eden Place

Our mid-week twilight auction of this stunning five-bedroom home on 939sqm block in the highly regarded Normanby precinct established a new price record for a home on a residential block under a quarter acre, with the SOLD sign going up at a remarkable $1.2 million. No wonder our happy vendors (pictured) are smiling!

Roxburgh Park: 38 Dawnview Crescent

The opportunity to purchase a former display home doesn’t come along all that often, so this week’s auction of this four-bedroom home from Arden Homes proved a popular offering. Set on the fringe of Greenvale overlooking the reservoir, it drew strong bidding from three bidders before selling under the hammer at $761,500.

Westmeadows: 6 Beecroft Drive

With the combination of four bedrooms, parkland over the back fence and a double garage with additional secure parking behind the front fence, this was an opportunity that was always going to appeal to a growing family. That appeal proved so strong that our vendors decided to accept a convincing early offer rather than waiting for this week’s scheduled auction.

Keep in mind, the one key fact that doesn’t change no matter how much the media may wish to run scaremongering headlines is that right now there are far more motivated homebuyers than there are sellers in the local property market.
