If you’ve been observing the strong start that the property market in the City of Hume has enjoyed so far in 2021, and wondered whether all that buyer demand might provide you with an opportunity to bring your own plans to fruition, here’s a statistic that might give you further food for thought.

This weekend we held a total of eight Open Houses on local properties for sale and attracted OVER 200 GROUPS OF BUYERS to inspect them…yes, that’s right, it’s an average of over 25 buyer groups per property!

When you add in the fact that we kicked off our auctions for 2021 with another 100% success rate this week, and set a new suburb price record in another result, it’s clear that there is an opportunity there for anyone thinking of selling that really should get you thinking.

Among our recent results were:

Attwood – 1/44 Trumpington Terrace: This impressive four-bedroom low maintenance option in the ever-popular Cambridge Estate (pictured) set a new record for a townhouse in Attwood, with competitive mid-week negotiations producing an exceptional sale well into the $800,000’s.

Broadmeadows – 39 Nepean Street: Potential was the word on everyone’s lips when inspecting this older two-bedroom home on around 696sqm of land near Meadowbank Primary School. The sale at $600,000 certainly got lots of locals talking.

Greenvale – 35 Tao Circuit: Our recent run of strong results on vacant land continued, with this 400sqm homesite in the Mayfair Park Estate finding new owners at just over the $400,000-mark.

Westmeadows - 20 Turner Street: This potential-packed three-bedroom home with dual street frontage reaped the benefit of a collaboration with colleagues from the Barry Plant Moonee Valley offices. A huge crowd watched five bidders compete and, after being declared ‘on the market’ at $700,000, the bidding soared all the way to a remarkable $767,500! A great result for everyone involved!

As I mentioned above, if you are considering selling in 2021, there is no doubt that the current record levels of buyer interest are providing an exceptional opportunity for sellers. If you would like to discuss your options, the team at Barry Plant Gladstone Park are always happy to provide you with obligation-free advice, so feel free to give us a call this week 9330 1088.
