50 Bids later…

If you were one of the interested onlookers who were able to attend one of this week’s successful auctions, you would have gained some first-hand insights into a local property market where huge numbers of motivated buyers are competing for a limited number of available properties for sale.

One classic example was our auction of an appealing family home in Greenvale where eight different bidders raised their hands during a see-sawing battle of over 50 bids. The last stage of the competition came down to bids of $100 and, not surprisingly, the resultant sale exceeded all expectations.

However, it hasn’t just been auctions that are producing competitive results for our vendors, as you can see in some of our latest results:

Attwood: The Crest. Offering an appealing blend of family comfort and flexible entertaining spaces, a striking three-bedroom double-storey home found new owners at $720,000 after a competitive period of negotiation.

Greenvale: Frontier Avenue. Situated in the family-friendly Aspect Estate, an attractive single-level Boutique-built four-bedroom home (pictured) attracted strong interest from several young families who were keen to secure a home they could move straight into without having to do a thing. In the end, a remarkable eight separate bidders fought it out, with 50 bids being registered before the SOLD sign went up at $752,000. This was more than $30,000 above our ecstatic vendor’s expectations.

Greenvale: Muirhead Court. The opportunity to secure a large, elevated homesite of around 740sqm in Greenvale with reserve over the fence proved a popular one, with strong buyer interest producing an excellent sale at $524,500.

Tullamarine: Melrose Drive. Enjoying easy access to a choice of shopping options as well as transport and schools, a modern three-bedroom townhouse proved the value of teamwork when a combined effort between our team and our colleagues from our Moonee Valley offices produced a very satisfying auction sale at $585,000.

If you are considering selling this Autumn, keep in mind that results like these don’t ‘just happen’. They take careful planning and experienced insights into the local property market. So, if you would like some obligation-free advice on how to maximise your own result, don’t miss giving our team at Barry Plant Gladstone Park a call this week on 9330 1088.
