In a world where we seem to be discovering new ways to avoid social contact with the passing of each week, and so many people are struggling to come to terms with what the next day may hold, let alone the next month or year, a lot of Melbourne residents continue to be surprised at the continuing activity levels in the real estate market.

Obviously, those people who have been negatively impacted on the employment front are more focused on minimising expenses than taking on major purchases like a house. However, for quite a substantial number of people, the current lockdown is being viewed as an opportunity more than a threat. In fact, the latest Quarterly Property Sentiment Report from ME Bank found that 82 percent of first home buyers are expecting more bargains to hit the market due to the economic challenges. This expectation was also shared by 66 per cent of investors and 53 per cent of current owner occupiers.

The perception that now might be an ideal time to buy has certainly impacted on the market. As we touched on in LAST WEEK'S UPDATE, the Barry Plant group was able to assist more than 7,100 families to move house between March and June this year, despite all the uncertainty and ever-changing rules on social distancing.

Strong sales results are continuing to be achieved for our clients, as we saw during the week when ‘the t’s were crossed and the i’s were dotted’ on an excellent sale in the Alanbrae Estate in Attwood. Framed by a sweeping circular driveway off Stonebridge Way, this striking double-storey clinker brick home was successfully sold for above the $900,000-mark which, as you can see from the photo, put a smile on the face of our happy vendor!

The key to consistently achieving better-than-expected results in challenging market conditions comes down to experience, particularly experience gained in a wide variety of markets over many decades. So, if you are considering making taking the next step in your property journey, and you’d like an experienced and objective agent by your side throughout that journey, feel free to give us a call this week at Barry Plant Gladstone Park on 9330 1088.

Best wishes,
