Another 100% result proves possibilities

Yes, we’re clearly in the middle of a chilly Melbourne winter. But, as we’ve been saying for several weeks now, that isn’t a reason to assume that the property market in the City of Hume will go into hibernation.

In fact, not only was our team able to achieve another 100% auction success rate for our vendors this week, but we saw some solid numbers of SOLD signs going up in our area through a variety of marketing strategies, from auctions sold on the day and prior to the day, to one-on-one negotiations and quiet off-market campaigns.

Here’s a summary of some of the recent activity:

Attwood: 10 Lockhart Avenue. A quiet family neighbourhood and a delightfully functional four-bedroom floorplan proved to be a popular combination. Competitive early interest saw this auction campaign come to an early conclusion, with the contracts being inked at $835,000.

Attwood: 22 Tollkeepers Parade. Originally scheduled for auction this weekend, this Federation-influenced single-level home in the Alanbrae Estate (pictured) was our second big result in this popular street in the space of a few weeks. A convincing early offer of $845,000 did the deal.

Craigieburn: 7 Oakville Place. The value of patient post-auction negotiations was evident in the sale of this charming three-bedroom home in the Mt Ridley Estate. The sold sign went up on Monday after the decision was made to keep talking after last Saturday’s auction.

Mickleham: 25 Lokeport Parkway. This near-new four-bedroom home surrounded by a family-friendly abundance of parkland was another to enjoy a strong early sale. The keys changed hands at $680,000 prior to this week’s scheduled auction.

Westmeadows: 2/33 Kenny Street. This modern four-bedroom, three-bathroom town residence was the only one of this week’s scheduled auctions to make it to auction day, producing a pleasing sale for our happy vendors.
