Another 100% result in strong June real estate market
If you needed any further confirmation of the strong June market that we were talking about in last week's update, this week’s buyer activity levels would have erased any doubt.
Not only did the team at Barry Plant Gladstone Park achieve yet another 100% Auction success rate for our happy vendors, but there were several exciting sales negotiated during the week as well, including one remarkable sale in Tullamarine for a property that had been on the market for less than a week…but more about that later.
Among the more notable signs of a strong June market that took place this week were:
Attwood: 31 Maddingley Road
Making a real visual statement from its sought-after location in the Cambridge Gardens Estate, this stylish single-level three-bedroom home provided several aspirational local families with an opportunity to step up to a neighbourhood that has become one of the more highly regarded addresses in the area. So strong was the interest that the vendors decided to accept a convincing early offer of $780,000 rather than waiting for this week’s scheduled auction.
Gladstone Park: 3 Briar Court
Enjoying a much-admired position in this tightly held court, this custom-built three-bedroom home offered easy access to Gladstone Park Shopping Centre, Gladstone Park Primary, Secondary and Good Shepherd Schools. Offering good bones for those that were keen to update over time, and a well-established garden complete with a tradesman-sized garage, this potential-packed family haven achieved a strong mid-week sale at $590,000.
Greenvale: 1/21 Norcal Court
Set in the bowl of a newly created court, this brand-new town home impressed buyers with its quality finishes and appointments, and its dual level alfresco entertaining area at the rear. Some productive post-auction negotiations saw the SOLD sign go up about ten minutes after the auction was completed with some happy buyers (pictured) securing their dream home for $617,000.
As we have mentioned several times recently, the only thing holding back the strong June market right now is that not enough sellers are seizing the opportunity that the current market is providing. Yes, a few smart sellers are taking advantage of the favourable selling conditions, but not enough to satisfy demand from buyers.
