Another 100pc result as competition increases

This week may have seemed a little more wintery than many would have liked, but there was no shortage of ‘Spring market’ style competition between determined buyers both at auction and in negotiations as several early offers produced several sales prior to auction.

The end result was lots of smiling vendors as our team at Barry Plant Gladstone Park produced another 100 per cent auction success rate for this week’s scheduled auctions, with buyers putting their best efforts into securing their next home in a variety of settings, both at auction, through early offers and utilising our unique Sale by Set Date® campaigns.

Gowanbrae: 37 Primula Boulevard. This near-new four-bedroom, four-bathroom home confirmed the value of professional post-auction negotiations. Passed in at last Saturday’s auction at $1.75 million, the sold sign went up a few hours later when the contracts were inked at $1.8 million.

Greenvale: 39 Silverwood Drive. Situated in the Greenvale Gardens Estate, this single-level four-bedroom home attracted good interest from young families who saw value in its close proximity to Greenvale Gardens playground and Keelonith Primary School. This week’s auction produced a strong sale at $697,000.

Greenvale: 56 Darmain Drive. As we reported previously, this brand new four-bedroom home in ‘The Maples’ Estate attracted strong interest from young families from the moment it hit the market. The SOLD sign went up more than two weeks before this week’s scheduled auction (pictured), achieving $740,000.

Greenvale: 15 Greenhaven Drive. Originally scheduled for auction this weekend, this four-bedroom home in the Umbra Estate sold several weeks earlier after strong early interest.

Greenvale: 5 Fenway Road. This striking former display home of four bedrooms and two bathrooms make a real impact with its Hamptons-inspired styling. Competitive interest saw the keys change hands just before the auction at $1.285 million.

Westmeadows: 52 Wills Street. The unusual combination of five bedrooms and a four car garage saw four bidders fighting it out at this week’s auction, with the gavel falling above reserve at $905,000.

Just keep in mind, as I often advise clients in the City of Hume, Spring doesn’t last forever.
