Another 100PC result as momentum grows

If you’re a regular reader of these posts you’ll already be aware that we have been talking about the growing sense of momentum in the local property market for some time now, and this week’s results have certainly added to that perception.

Not only have we seen figures from the REIV which confirmed that Melbourne’s overall auction clearance rate in June was the highest we have seen since February 2018, but our team at Barry Plant Gladstone Park was able to work with the momentum in the marketplace to achieve yet another 100 per cent auction success rate for our vendors this week.

This week’s auctions included:

21 Rappel Street, Greenvale

Situated in the heart of Greenvale’s popular Aspect Estate, this striking double-storey home reflected the level of quality that you’d expect from a modern home built by the highly respected Porter Davis Homes. Offering a total of five bedrooms, this home had plenty of appeal for larger families and provided an abundance of living and entertaining options spread across both levels. Another popular feature was the stylish kitchen which featured 900mm stainless steel appliances, soft-closing drawers and an abundance of stone benchtops.

Such was the strong impact that this property made from the moment it hit the market that the vendors decided to accept a convincing early offer of $750,000 rather than waiting for this weekend’s scheduled auction. Congratulations to all concerned.

24B Henderson Road, Tullamarine

This craftsman-built single-level villa home had the rare distinction of offering a ‘mower-free’ low maintenance lifestyle with the independence of its own street frontage and free-standing construction. Offering three bedrooms, two bathrooms, generous open plan living spaces and a high-gloss kitchen with thick granite bench tops.

After more than 80 buyer inspections during a short, sharp marketing campaign, and with close to 100 people attending the auction, bidding opened at $500,000 and quickly raced to $550,000. At this point our experienced auctioneer, Jason Padula, declared the property on the market. We then saw a heated battle between five bidders produce a record-breaking result, with the successful purchaser eventually securing the property for a remarkable $615,500! As you can see from the photo, our vendors (who bought the property from us 12 years ago) were ecstatic with today’s result!
