Autumn market hits the ground running

As we suggested in last week’s report, the property market in the City of Hume looks set for an active couple of months before the upcoming election begins to distract people, and our latest sales results certainly seem to confirm that expectation.

We may have had a few scattered showers doing their best to dampen the enthusiasm of the buyers, but in the current market there’s not a lot that will slow someone with their eye on a future home.

Among our most recent results were:

Attwood: 18 Maddingley Road. Enjoying an elevated position in the highly regarded Cambridge Estate, this impressive double-storey home had plenty of appeal for upgrading families. Not only did it offer the combination of five bedrooms serviced by three bathrooms, but an impressive array of living and entertaining spaces was arranged over both levels ranging from a teenagers’ retreat and home theatre to the enormous covered alfresco zone. A carefully planned and managed digital marketing campaign saw this one achieve a strong mid-week sale.

Greenvale: 19 Wardan Avenue. Close proximity to Aitken College and Greenvale Reservoir added to the appeal of this modern single-level three-bedroom home, drawing strong enquiries from market entrants, young families and investors. In fact, the strong interest in this one resulted in an excellent sale being completed more than a week before the scheduled auction, with contracts being inked at $800,000.

Tullamarine: 14/1 Millar Road. Part of the leafy “Summer Place” development off Melrose Drive, this three-bedroom townhouse was a popular inspection for first timers and renovators. The auction saw competition between four bidders, pushing the price beyond our vendor’s reserve before the gavel fell at $428,000. As you can see from the photo, the winning bidder is excited about taking that first step on the property ownership ladder.
