We all know that 2021 has been a year unlike any other, but the fact that the real estate market in the City of Hume has produced so many remarkable results this close to Christmas certainly confirms it!

With sales ranging from the low $400,000’s to the mid-$2 millions, and some our team’s auctions producing sales more than 20 percent above their reserves, it’s fair to say that 2021 is finishing with a bang.

A cross-section of recent results has included:

Attwood: 41 Stonebridge Way. Making the most of a prime position in one of the most admired addresses in the Alanbrae Estate, this four-bedroom home achieved an excellent mid-week sale.

Broadmeadows: 2/152 Widford Street. Privately situated in a group of just three, this modern townhouse of two bedrooms and a study achieved a pleasing pre-Christmas sale at $408,000.

Gisborne: 45 Wallaby Run. An elevated position in the Gisborne Village Estate ensured this modern four-bedroom home captured plenty of natural light. It also captured the attention of several home buyers, selling for $875,000.

Gladstone Park: 1/13 Gabrielle Crescent. Providing an appealing entry-level opportunity to the local market, this three-bedroom villa attracted interest from first home buyers and investors before selling during the week.

Gladstone Park: 332 Carrick Drive. Owned by the one family since new, this four-bedroom home within walking distance of the shops and schools was sold prior to this week’s scheduled auction.

Greenvale: 3 Millport Rise. The value of professional post-auction negotiations was ably demonstrated when the sold sign went up on this character-filled three-bedroom home during the week.

Greenvale: 73 Kirkham Drive. As we mentioned last week, it only took two Open Houses for this four-bedroom to sell well before the scheduled auction at $1.465 million, a new street record price.

Greenvale: 50 Drummond Street. This substantial five-bedroom double-storey home in Greenvale’s acre belt was due to be auctioned this week. However, the desire of a highly motivated buyer to secure the keys without delay produced an enormous pre-auction offer of $2.5 million a week before the auction date. As you can see from the photo, everyone was extremely happy with the result!

The good news is that our team at Barry Plant Gladstone Park will still be very active this week before we take a break for the festive season, so if you need any advice or assistance, you can call us on 9330 1088.
