Buyer activity strong as June 30 approaches

There was quite a bit of media coverage this week about the fact that many home buyers were going to be competing hard this weekend in order to secure their next home before the State Government’s stamp duty discounts end at the end of June.

As a result, Melbourne had over 1500 properties scheduled for auction this weekend, which was a record for auctions in Melbourne during Winter.

The sense of anticipation clearly worked in the favour of many of Melbourne’s sellers, despite the large choice for buyers. At a local level, our team was able to achieve yet another 100% auction success rate for our vendors – a great way to finish off a financial year unlike any we’ve seen before!

These results, whilst certainly at the top end of expectations, were achieved in quite different ways.

On one hand, we saw a well-presented single-level three-bedroom home in Colton Close, Greenvale, a quiet cul-de-sac just moments from Greenvale Shopping Centre, attract such strong buyer interest that our vendors decided to accept a convincing early offer of $800,000 rather than waiting for this week’s scheduled auction.

On the other hand, we saw the auction campaign for a strikingly contemporary double-storey five-bedroom home in Candy Road, Greenvale run through to auction day where competitive bidding was allowed to run its course. As you can see from the photo, both buyers and vendors were very happy with the result when the gavel fell at just under the $1 million-mark.
