Buyer demand covers a wide spectrum

One of the interesting trends that we are currently seeing in the property market in the City of Hume is the broad range of property types that are attracting interest from motivated homebuyers.

It doesn’t seem to matter what area, price range or housing style we’re talking about, buyer inquiries are following in a steady stream and the buyers are keen to buy a property as soon as possible.

For some it’s the desire to secure their next property before the market takes its annual break over the Christmas-New Year period. For others, it’s a growing awareness that whatever movements there are in today’s market, they are impacting both the property you are selling and the property you are buying, and thus are not really a reason to hold off making your next move.

Whatever the motivation, we have been seeing consistent levels of activity which is great new for anyone planning on selling in 2022.

Among some of our most recent results that confirm this trend were:

Craigieburn: 20 Eminence Way. Located in the popular Highlands Estate with acres of parkland at the end of the street and Mount Ridley College a short walk away, this four-bedroom attracted interest from a wide variety of buyers, with investors particularly keen on the fact that it was already securely leased until September 2023. The contracts were inked at $610,000 after productive mid-week negotiations.

Greenvale: 56 Lemonwood Drive. Situated within a relatively new estate, this bespoke four-bedroom home attracted plenty of interest from young families with the playground across the street an added bonus. Competitive interest saw the SOLD sign go up at $840,000.

Tullamarine: 1/131-133 Mickleham Road. Combining an easy maintenance appeal with the privacy that comes from having your own street frontage, this two-bedroom townhouse with two private courtyards attracted interest from a mix of first home buyers and investors before a strong mid-week sale was completed.

The important thing to keep in mind if you are still keen to make a move in 2022 is that you haven’t missed the boat…yet. However, you will need to get the wheels in motion fairly soon if you want to avoid running into the inevitable distractions that come into play as we get closer to the end of the year.
