Buyers still don’t want to wait

Despite all the talk recently about increased listing numbers and increased choice for buyers, it’s clear that there are a lot of highly motivated buyers who still don’t want to wait once they’ve found a property that suits them.

This was demonstrated very clearly this week when we realised that out of the six auctions we’d originally scheduled for this weekend, four were sold well before the day.

They included:

Attwood: 5 Maddingley Road. The Federation-influenced design of this four-bedroom home in Cambridge Gardens drew an immediate reaction the moment it hit the market, with the SOLD sign going up two weeks before the auction at $1.215 million.

Attwood: 39 Threadneedle Street. Situated in the sought-after Cambridge Gardens Estate with the park at the end of the street, this immaculate four-bedroom home (pictured) made an immediate impact the moment it hit the internet. It sold in the first week of the campaign at $1.15 million.

Greenvale: 6 Mietta Terrace. This modern single-level home (pictured) made an impact with its functional three-bedroom design. The keys changed hands more than a week before the scheduled date at $740,000.

Greenvale: 9 Battista Grove. Combining striking contemporary architecture with a peaceful location a stone’s throw from Napoli Park, this intriguing two-storey four-bedroom home was another to generate immediate interest, with the SOLD sign going up quickly at $835,000.

Westmeadows: 2/60 Toora Drive. In contrast to all the examples above of sales being completed well before auction day, the sale of this three-bedroom unit provided a timely reminder of the benefits of professional post-auction negotiations.

Looking ahead, it is becoming clear that an increasing number of homeowners across the City of Hume are now starting to look at selling early in 2022, but there’s a lot you can do in December to ensure you are ready to make the most of the opportunities that the January market is likely to provide.
