Buyers aren’t waiting as stock levels tighten

Perhaps it’s been a result of the combination of school holidays, Easter and the Anzac Day weekend, but there is no doubt that there have been more SOLD signs going up in the City of Hume in April than there have been new For Sale signs.

Whilst many buyers will be hoping that we see more new listings becoming available in May, the result has been an increased level of competition for the reduced number of local properties recently, as this cross-section of recent results confirms:

Craigieburn: 18 Precedence Drive. This impressive five-bedroom home situated opposite Aston Park was due to be auctioned this weekend, however some frantic buyer activity at the 11th hour saw the SOLD sign go up on Friday evening, with the contracts being inked at $1.07 million.

Greenvale: 7 Frontier Avenue. Situated on a low maintenance allotment in the Aspect Estate, this modern three-bedroom home attracted interest from a mix of first home buyers and downsizers, selling at auction this week.

Greenvale: 68 Clare Boulevard. As we mentioned a few weeks ago, the Shannon Rise Estate has always been well regarded in the Greenvale area. Thus, the opportunity to secure one of the last remaining vacant blocks proved a popular one, particularly with over 680sqm of land with an 18 metre frontage, resulting in a strong pre-auction sale at $690,000.

Greenvale: 9 Murray Court. The early response to this grand five-bedroom, four-bathroom entertainer’s delight with a pool was so strong that the vendors decided not to wait for this week’s scheduled auction. A strong sale was negotiated more than a week early above the $2 million mark. As you can see from the photo, everyone was thrilled to see the deal finalised before auction day.

Westmeadows: 12/309 Mickleham Road. This well maintained two-bedroom villa was another to achieve an early result, with the deal being done at $490,000 prior to this week’s scheduled auction.
