Buyers continue to act early

This week provided another timely reminder that in a market where competition between buyers is so clearly evident, many buyers are simply not prepared to wait until auction day to put forward their strongest offers.

As a result, our auctioneers got to rest their vocal chords this week, with every one of our scheduled auctions successfully wearing SOLD signs before their scheduled auction.

Some of the more noteworthy results this week included:

Gladstone Park: 41 Cassandra Drive. This neat three-bedroom home with easy access to schools, shops and transport had been scheduled for auction next week. However, clearly the buyers (pictured) weren’t keen to wait, making a compelling early offer of $680,000.

Gladstone Park: 74A Clarke Drive. As we mentioned in last week’s Update, the strong early interest on this newly built three-bedroom semi-detached town residence encouraged us to move the auction forward by more than a week. As a result, the early sale at $900,000 set a spectacular new price record for this type of property in Gladstone Park, exceeding the reserve by 15 per cent in the process!

Greenvale: 10 Pirianda Court. Situated in the popular Greenvale Lakes Estate, just around the corner from Kolbe Catholic College, this warm and inviting single-level four-bedroom home attracted the attention of a number of young families who responded well to the flexibility of the thoughtfully zoned living spaces. The strong interest translated into an equally convincing early offer of $650,000.

Tullamarine: 9 Columbia Close. The added flexibility that five bedrooms and a study provided was certainly an appealing option, with enquiry levels on this updated family home being strong from day one. So strong, in fact, that the vendors decided to accept an early offer of $850,000 rather than waiting for this week’s scheduled auction.
