Buyers getting active in a virtual world

If you’re a regular reader of these posts, you’ll already be aware that our team at Barry Plant Gladstone Park has been able to achieve a number of outstanding sales results in the past few weeks despite the challenges of the lockdown restrictions.

One of the tools that we’ve been able to use that is proving quite popular is the ‘Virtual tour’. This involves a group of individual buyers participating remotely via an app like Zoom, with the visual part of the tour being provided by the vendor using their mobile phone, and the verbal description (including answers to buyer’s questions), being provided by the agent who also participates remotely.

It’s a different kind of property inspection, we know, but one that seems to be solving so many issues for buyers who don’t want to wait until the lockdown ends. In fact, our virtual tours this weekend attracted between 8 and 10 individual buyers to each tour, and at least one offer immediately after.

This approach of ‘thinking outside the square’ has played a role in many of our recent sales results, which have included:

Attwood: 3 Tollkeepers Parade. A wide elevated site in the Alanbrae Estate framed this double-storey four-bedroom home which sold before photos could be taken at $950,000.

Attwood: 1 Sidgewick Street. Heritage-influenced architecture and a coveted corner position in the Cambridge Gardens precinct (pictured) saw our first September sale completed during the week.

Gladstone Park: 1 Sherbourne Road. This three-bedroom home around the corner from the Bowls Club was another to benefit from a quiet off-market sale, with the contracts being inked at $685,000.

Greenvale: 24 Beechworth Avenue. A convenient location near the Greenvale Lakes Shopping Centre saw the keys of this single level four-bedroom home change hands at $690,000.

Greenvale: 18 Steinbeck Street. This three-year-old home opposite the playground in the Heritage Views Estate produced another quick off-market result, selling for $700,000.

Greenvale: 8 Verona Street. Set in the Providence Estate, this double-storey four-bedroom saw competitive buyer interest that saw the SOLD sign go up prior to auction at $1 million.

Greenvale 21 Verona Street. Situated on a prime corner site just down the street from the property above, this near new home was sold this week for just under $1.2 million.

With the Spring market now officially here, there’s really no need to hold off on putting your property on the market, even if it means utilising a quiet ‘off-market’ approach in the initial stages to gauge the level of interest from our database of registered buyers.
