Buyers have one eye on Santa’s schedule

Whilst some of us have clearly begun responding to the impending arrival of that jolly fellow in the red suit by getting stuck into the gift shopping, (check out the car parks at the Shopping Centres!), others have clearly made the decision to do everything in our power to secure our next home before we sit down to indulge in an extra slice of the Christmas pudding!

So whilst some buyers have become quite philosophical recently, knowing that they may still be house-hunting in 2022, others have been competing fiercely either at auction or by making very strong early offers prior to the scheduled auction day.

In fact, one of the results that our combined team achieved prior to auction this week exceeded our astonished vendor’s reserve by more than 25 percent when multiple buyers all wanted to make early offers, ending up in a bid-off online using Zoom!

Two of our most recent sales in Greenvale showed what is possible either way. On one hand, Saturday’s auction of a modern single-level four-bedroom home in the Aspect Estate produced a pleasing result when 81 Frontier Avenue (pictured) was sold when the scheduled auction went ahead as planned.

On the other hand, a two-storey four-bedroom home in a quiet court a short stroll from the shops at Greenvale Central used our unique Sale by Set Date® approach to achieve a strong mid-week sale. 4 Nairn Court saw the contracts inked at $910,000.

Of course, as we mentioned last week, if you are considering making a move early next year there are quite a few things you can be doing right now to prepare.

With this in mind, don’t hesitate to give us a call this week if you’d like to have an obligation-free chat about maximising your result in the new year. You can call us any time at Barry Plant Gladstone Park on 9330 1088.

Best wishes,
