Buyers refuse to take a break

In past years, the last half of December is normally marked by a slowing of activity in the property market. However, as we all know, 2020 has been a year that was anything but ‘normal’, so we shouldn’t be surprised that that the strong buyer demand we’ve been reporting over the past few months has produced some exceptional sales activity right up until the Christmas break.

Here’s an outline of some of the results our team was able to achieve in the latter part of December:

Greenvale: 3 Strata Walk. Offering an affordable entry-level opportunity in the Greenvale Gardens Estate, this two-bedroom unit with its own frontage sold for $415,000.

Greenvale: 7 Honey Flower Way. This neat four-bedroom family home was sold right in the shadows of the holiday break, with the SOLD sign going up at $570,000.

Greenvale: 3/21 Norcal Avenue. This sale completed the full set of four townhouses successfully sold by our team in recent months, with the contracts being inked at $607,500.

Greenvale: 19 Mietta Terrace. Gracing one of the larger allotments in the Aspect Estate, this modern four-bedroom home enjoyed a satisfying mid-week sale at $705,000.

Greenvale: 23 Avisha Way. One of our highly effective pre-Christmas twilight auctions, this single-level four-bedroom home in Greenvale Gardens soared past the reserve to sell for $715,000.

Westmeadows: 221 Johnstone Street. Another of our twilight auctions just prior to Christmas, this potential-packed three-bedroom home achieved a very pleasing $555,000.

Tullamarine: 16 Finningley Drive. Boasting a grand two-storey façade, this four-bedroom had plenty of upside for future enhancements and was sold just before Santa arrived at $715,000.

The most important message to take on from these results is that if you are considering selling in 2021, the opportunity is open right now to get your property on the market early this year to make the most of all the pent-up demand from all those buyers who missed out in December.

We’re expecting buyer activity to be well above average from the moment our doors open this week, and with reduced competition from other sellers in the early part of the year you may find that you get a result that is better than expected.
