Buyers still finding a way forward
As many of our regular readers will know, we been reporting on the strength of demand from aspiring home buyers in our part of Melbourne throughout the past few lockdowns. It’s clear that that whilst the pandemic restrictions have made the task of achieving strong property sales results more challenging, they haven’t made them impossible.
This has attracted questions from property owners across the City of Hume wanting to know how we’ve been able to get great results for our clients when buyers haven’t been allowed to visit the properties they are interested in.
With this in mind, we thought we’d share a bit of the back story on a recent property sale to give you a better understanding of just what is possible in these interesting times.
The property in question was a five-bedroom home with scope for an additional generation of the family to find their own space, and enjoyed serene treetops views over parkland. Whilst a few buyers had the opportunity to physically inspect the home before the restrictions came into effect, many others had to rely on what they could see in the photos displayed on our website…and yet, the enquiry levels remained strong throughout the campaign.
The keen buyer interest came to a head this Saturday when our team kicked off an online auction. Proof of the effectiveness of real estate Marketing in the ‘digital world’ became clear when six registered bidders fought it out in an auction that took over 50 minutes (and 79 bids) before the property was sold for more than $1.7 million. This was more than $300,000 (or more than 21 per cent) above our ecstatic vendor’s reserve!
While results like these are keeping our team busy during the week, they’ve also been active conducting one-on-one virtual meetings with lots of frustrated buyers, organising virtual inspections on our current listings, and conducting virtual appraisals for those numerous prospective sellers who are keen to launch as soon as the lockdown ends.
