Change of seasons brings buyers out

As we mentioned in last week’s Update, one of the positive signs we have been seeing in the property market in the City of Hume lately is the broad range of buyer activity.

This has been covering all property types, price ranges and areas, which is great news for anyone thinking of selling in the coming months.

We saw further signs of this trend during the week, with some strong sales activity and offers coming in on all levels which we will provide more information on in coming weeks. However, two of our most recent sales provide an informative snapshot of what is happening more broadly at the moment.

On one end of the scale, the appeal of low maintenance living and a high level of convenience was very apparent in the sale of 58 Little Windrock Lane in Craigieburn. This modern two-bedroom townhouse enjoyed a prime position overlooking parkland in the Highland Estate, and attracted good levels of interest from first home buyers, downsizers and investors before productive mid-week negotiations saw the SOLD sign go up at $425,000.

In contrast, the appeal was very different in the sale of a four-bedroom double-story home at 14 Dorset Drive in Greenvale. Surrounded by well-established gardens and clearly designed to cater for a growing family unit, this traditional Greenvale offering was situated a stone’s throw from the wide open spaces of Broadmeadows Valley Park and utilised our unique Sale by Set Date® strategy to produce a strong sale well before offers were due to close at $880,000.
