Competitive auction bidding despite the weather

As is often the case in Melbourne, the weather can change from one minute to the next. However, as we demonstrated again this week, a bit of rain will never stop a motivated buyer from doing their thing, even if we have to take an auction indoors in order to keep everyone comfortable!

With talk of a cut to official interest rates growing louder, we saw some really confident bidding from numerous buyers this week, with as many as four to five bidders competing at some properties.

Among this week’s more notable results were:

Greenvale – 29 Venezia Promenade

This quality-built 3-bedroom townhouse enjoyed a terrific location facing the park and reservoir in the popular Providence Estate. It proved so popular with several buyers that the vendors decided to accept a convincing early offer of $460,000 rather than waiting for this weekend’s scheduled auction.

Greenvale – 79 Greenvale Drive

Set amongst well established gardens with Greenvale Primary School just around the corner, this charming single-level 4-bedroom home had plenty of appeal for younger families looking for flexible living space. As you may have seen in the video we published on Facebook on Saturday, we saw a spirited bidding duel between four motivated bidders who placed 22 bids before the gavel finally fell at a very pleasing $645,000, which was clearly above our happy vendor’s reserve price.

Westmeadows – 1 Glencara Close

Stretched across a good-sized 607sqm lot in a quiet court off Hillcrest drive, this generously proportioned 4-bedroom home came with the added bonus of a four-car garage. Mother Nature did her best to intervene, with the auction taking place indoors to escape the rain. Clearly, the weather had no impact at all, with over 60 people crammed inside to watch five strong bidders dueling to win the keys. In the end, the SOLD sticker went up at a very pleasing $665,000, more than 10% above our very satisfied vendor’s reserve! As you can see from the photo, everyone seemed very happy with the result.

With results like these confirming the underlying confidence in the market, no matter what the weather may be doing, the door is open for anyone considering selling to get the wheels in motion now so that you can hit the market as soon as the election is out of the way.
