Diverse markets producing strong results

Here in the City of Hume, it’s fair to say that we can often have several quite distinct property markets active at the one time.

For some, this is the land of opportunity for those entering the property market for the first time, with a variety of property types being within reach of many first home buyers.

In contrast, this is also an area with enormous appeal for families looking to upgrade, from their first or second home to a more spacious and luxurious option as the family grows.

We saw a bit of both among our most recent results, reinforcing the awareness that this is indeed an area with strong appeal for all sorts of Melburnians.

At the first home end of the market, we saw the potential-packed four bedroom home in Rau Court, Westmeadows that was scheduled to be auctioned this weekend joining the long list of recent results that were concluded prior to auction day. In this case, the serene court setting within walking distance of Broadmeadows Shopping Centre and the generous allotment of around 696sqm proved so appealing the deal was concluded during the week, with contracts signed at $565,000.

Suited more to the slightly older family buyer, our sale of a double-storey four-bedroom home in Greenvale’s Shannon Rise Estate provided an interesting contrast. This home combined luxurious finishes with excellent entertaining spaces within a short stroll of the Yuroke Creek trails, and offered the extra family flexibility of three bathrooms. Some productive mid-week negotiations saw the SOLD sign go up at 71 Clare Boulevard at $1.461 million.

Results like these provide further evidence of the depth and breadth of buyer demand for property in the City of Hume at the moment.
