Early offers continue to make an impact

Once again this week, we saw further evidence of the impact that strong early offers from motivated buyers can have in the City of Hume property market.

The fact that three of this week’s scheduled auctions all found new owners well before their planned moment in the spotlight says a lot about the level of buyer demand right now, particularly in the face of the ongoing shortage of new listings hitting the market.

They included:

Sold Prior to Auction: Situated on a prime allotment of around 2002sqm, (that’s close to half an acre in the old scale), an immaculately maintained home of four bedrooms and a home office in Stirling Close, Greenvale (pictured) generated such strong early interest that our vendors cheerfully accepted a convincing early offer of $1.975 million rather than waiting for this week’s scheduled auction.

Sold Prior to Auction: As we mentioned in a post a few weeks ago, a four-bedroom home in a park-dominated neighbourhood in Lewiston Grove in Greenvale achieved an outstanding result before it had even hit the internet. Strong early interest from multiple buyers on our extensive database saw the contracts inked at $1.256 million well before this week’s scheduled was even inked into the schedule.

Sold Prior to Auction: Another scheduled auction this week was the impressive four-bedroom home in Johnstone Street, Westmeadows which overlooked the parkland along Moonee Ponds Creek. Again, a convincing early offer saw the keys change hands, this time at just under the $1 million-mark.

Activity like this is a very positive sign for local homeowners who are considering selling in 2023, particularly those who are weighing up selling in the current market where a lack of competition from other sellers is driving some outstanding sales results.

So if you would like some experienced guidance and advice on how to maximise your result, why not give one of our team at Barry Plant Gladstone Park a call for an obligation-free chat on 9330 1088.
