Once again this week we have seen multiple examples of the impact of rising property prices around the City of Hume, with homebuyers pushing even harder to secure their next home today rather than running the risk of having to pay even more in coming months.

The fact that our team at Barry Plant Gladstone Park was able to achieve strong sales on all eight of this week’s scheduled auctions, both via early offers and competitive bidding, shows just how strong the local market is when you adapt the right marketing strategy. Indeed, our first Open House on Saturday at a new listing in Greenvale attracted more than 30 groups of buyers in the space of half an hour!

Here’s a run-down of some of our recent results:

Attwood: 21 Coach House Drive. Situated on one of the largest allotments in the Alanbrae Estate, this lavish double-storey home made a real impact from the moment buyers pulled up in the street. So much so, that the vendors were persuaded not to wait for this week’s scheduled auction after a convincing early offer of $1.2 million sealed the deal.

Gladstone Park: 143 Carrick Drive. A mix of first home buyers and investors showed immediate interest in this three-bedroom home in the heart of Gladstone Park. This was another to achieve an early pre-auction result, selling for $630,000.

Gladstone Park: 30 Cassandra Drive. One of the original gems in this popular pocket of Gladstone Park, this single-level three-bedroom home attracted plenty of attention from young families before the SOLD sign went up at $677,000.

Greenvale: 2 Posy Street. As we mentioned last week, hassle-free low maintenance living played a key role in the early sale of this four-bedroom home, with the contracts being inked at $636,000.

Greenvale: 5 Ravine Way. Presenting a pleasing first impression in the highly regarded Aspect Estate, this four-bedroom home took no time at all to go from just listed to just sold, selling well before auction at $750,000.

Greenvale: 3 Marko Street. This ultra-modern new home saw a well-structured campaign produce competitive auction bidding, with a happy couple (pictured) securing their first home for $810,000.

Westmeadows: 3/24 Wills Street. Set securely at the rear of a small group of three in Westmeadows village, this three-bedroom townhouse exceeded all expectations in selling under the hammer for $610,000.

Westmeadows: 68 Valley Park Boulevard. Making the most of a delightful view from a corner block in the heart of the new Valley Park Estate, this split-level four-bedroom home found new owners during the week at $710,000.

Thinking of selling? With strong sales results like these occurring on a daily basis at the moment, the team at Barry Plant Gladstone Park probably multiple buyers on our books looking for a property just like yours. Why not give us a call this week for an obligation-free chat on what is possible in today’s hot market?
