It’s certainly been a busy week for many people in the City of Hume, whether you were getting your kids ready to return to school after the holiday period, (some for the first time, of course), you were returning to work, or you were finalising plans for the year ahead.

This is the time of year that many families firm up their plans for the coming twelve months, whether that means changing jobs, changing schools or changing addresses, (and sometimes all three). If this sounds familiar, the good news is that the next two months look like being a very good time to be active in the property market in the City of Hume.

If you’ve been following our social media posts lately, you’ll already be aware that we have been appointed to market some exciting new listings over the past week or two, which is good news for local buyers.

The good news for sellers is that apart from the Labour Day weekend in March, anyone wanting to sell will be able to plan a virtually uninterrupted sales campaign through to April. However, don’t forget that once we hit April, you will be dealing with school holidays, the Easter break and (in all likelihood) the Federal election in rapid succession, so early action would be wise.

The other good news for anyone considering selling in the City of Hume is that our team at Barry Plant Gladstone Park has been able to achieve some excellent local sales in recent weeks, these included:

GREENVALE: A lovely level corner building block of around 514 sqm in the sought-after Aspect Estate drew plenty of interest, particularly as it offered the possibility of parkland and city views for the future home that will be built there at some point. As a result, the team was able to conclude a strong sale at $450,000.

WESTMEADOWS: A rare one owner home in popular Hillcrest Drive provided an interesting insight into the level of demand for a two-bedroom home in this area. Enhancements such as multiple living zones, a four-car garage with scope for boat or caravan owners, and the potential for future internal updates all added to the equation, with negotiations producing a very pleasing result at $565,000.

WESTMEADOWS: Another outstanding result in the popular Hillcrest Drive area involved an appealing three-bedroom home on the corner of Arjay Court. Offering excellent entertaining space indoors and out, along with accommodation for four cars, this property produced such strong interest that competition between prospective buyers enabled our team to achieve a terrific sale above the original asking price at $601,000!

Results like these confirm the advice we mentioned above…if you’re planning on selling in the first half of 2019, the time to get active is now. Thus, if you would like an update on what your property could achieve in the current market, or just some advice on preparing your property for sale, don’t hesitate to give us a call on 03 9330 1088.
