Five out of five as Autumn market fires

This week’s strong activity in the property market in the City of Hume provided further confirmation that whilst selecting the right marketing methodology for each property and situation is still important, once you have made that decision a good result likely within a fairly short time frame.

As you will see below, not only did our team at Barry Plant Gladstone Park achieve another 100% auction success rate for our vendors this week, but we were able to achieve fantastic sales through selling on the day at auction, selling prior to auction, and selling though private negotiation. In fact, in one case the team even managed to set a new price benchmark in Gladstone Park!’

Here’s an outline of some of our recent results:

Gladstone Park: 5 Cassandra Drive. This warm and welcoming three-bedroom home didn’t take long to find new owners, with productive mid-week negotiations seeing the SOLD sign go up at $700,000.

Gladstone Park: 7 Windermere Crescent. A highly competitive auction set a new price record for a townhouse in Gladstone Park, with this brand new four-bedroom town residence producing an outstanding sale at $762,500.

Greenvale: 10/1-5 Heversham Grove. Four bidders fought it out to become the new owners of this recently constructed double-storey three-bedroom townhouse situated just around the corner from Greenvale Shopping Centre and the Primary School. As you can see in the photo, the eventual winners looked pretty pleased once the auction was over, having secured the keys for $551,000.

Greenvale: 30 Firenze Road. Situated in the popular Providence Estate, this modern single-level three-bedroom home attracted plenty of interest from young families, given its close proximity to Aitken College and the parkland bordering the reservoir. The contracts were inked at $670,000.

Greenvale: 23 Crestwood Road. As we mentioned last week, this two-year-old three-bedroom home attracted such strong early interest that our ecstatic vendors decided to accept a convincing early offer of $730,000 rather than waiting for this week’s scheduled auction. Their joy at selling above reserve was enhanced by the fact that the property had been on the market with another agent for several months without a result!
