Flexible approach is reaping rewards

We were reminded this week that whilst a homeowner’s goals when selling real estate are often fairly similar, (“I want the best possible price in as short a time as possible please” sounds familiar), there are a number of different ways to achieve that goal.

What’s more, it is the flexibility to understand and consider these different approaches that can have a big impact on that result. Two of our most recent results in Greenvale provide a classic example of this.

On one hand, our team at Barry Plant Gladstone Park was asked to market a stunning builder’s own home at 10 Palmaston Drive in Greenvale (pictured). This eye-catching four-bedroom home was in fact the third home we’ve sold in this street in the past couple of months, confirming the interest in this attractive pocket of Greenvale.

This property was due to be auctioned this weekend, however, it generated such strong early interest from the moment it hit the market, that our happy vendors were able to accept a strong early offer rather than waiting for this weekend’s performance. The value of this flexible approach was obvious to all concerned.

On the other hand, last week’s auction of an unusual single-level display home in The Maples Estate required a different approach, with interest from a mix of investors, (keen to make the most of the rental income generated by it use as a display home), and homebuyers (keen to move in at settlement), creating a more complicated decision for our vendors. However, a flexible approach to post-auction negotiations saw the SOLD sign go up at $970,000 on 13 Maton Street in Greenvale before last weekend was over.
