Clearly there are some agents in our part of Melbourne that have been very busy in the past few weeks blaming all sorts of external factors for a scarcity of results.

Meanwhile, our team at Barry Plant Gladstone Park has continued to focus on the factors that matter to our clients, achieving strong results for our vendors despite the chilly weather and the negativity in some sections of the media.

As a result, whilst last week’s Update detailed the particularly strong buyer interest in properties in Greenvale, this week’s activity tended to be taking place a little further afield.

One example of this involved a two-bedroom villa unit on Mickleham Road, Westmeadows. Making the most of a northerly aspect to the entertainer’s courtyard which offered the rare bonus of access to parkland, this generous low-maintenance home attracted interest from a mix of different buyers with investors and local downsizers prominent among them. Competitive mid-week negotiations saw the contracts inked at a pleasing $525,000 which, as you can see in the photo, was a result that brought a smile to the face of all involved.

Meanwhile, over in Roxburgh Park, the benefits of professional post-auction negotiations were clearly demonstrated when the three-bedroom home in Harvey Court that we decided to pass in last weekend was successfully sold during the week for $505,000.

Of course, just over the freeway, our team was able to achieve a strong pre-auction sale on a vacant block in Brees Road, Niddrie which came with Town Planning approval for two future townhouses. This property enjoyed a strong mid-week sale at $920,000.

Perhaps the most important fact that local homeowners need to keep in mind, particularly those that are considering selling in the coming months, is that the official start of Spring is now just one month away.
