Good things come in threes

Our recent run of exciting Spring sales results continued this week, with three recent sales demonstrating the breadth of buyer demand across the City of Hume at the moment.

Clearly there are quite a few buyers in our area who are checking their calendar and recognising that there are now just eight weekends left before the property market in Melbourne takes a break for Christmas. Not surprisingly, this is adding extra pressure on buyers to secure their next home as soon as possible.

As a result we have been experiencing some seriously competitive negotiations, both at auction and in mid-week negotiations, resulting in some very pleasing results for several vendors. Here’s a summary of some of the most recent sales:

Attwood: 3 Willowbank Way. As we mentioned in a recent post, this substantial double-storey four-bedroom home (pictured), situated a stone’s throw from Attwood Creek Reserve in the Alanbrae Estate, was sold for $1.3 million after just one Open House, so this week’s scheduled auction wasn’t required.

Gladstone Park: 255 Carrick Drive. This week’s auction of a thoughtfully renovated four-bedroom home near Gladstone Views Primary School produced an excellent sale at $820,000, which was well above our vendor’s expectations.

Westmeadows: 20 Turner Street. The rare opportunity to secure a three-bedroom home on a good sized block with dual street frontages proved a popular one, with the auction taking more than 25 minutes to reach its conclusion. A spirited bidding dual saw this one knocked down at $797,000, comfortably exceeding our happy vendor’s published reserve of $770,000.

The key lesson to be taken from the strong results above and the others we have been reporting in recent weeks is that a very satisfying sale is entirely achievable in the current conditions. However, the deadline I mentioned earlier means that those who don’t want to miss the boat in 2023 really need to start getting the wheels in motions soon.
