Despite the ongoing negativity from some sections of the media, it has been interesting to watch our team continue the recent run of strong sales results across the City of Hume, confirming the underlying demand for realistically priced properties in our area.

Indeed, if you look at our recent results, it is clear that buyer demand for areas like Greenvale remains very positive, despite the cooler weather and the media focus on interest rate rises.

A couple of recent examples of what is possible in Greenvale at the moment have included:

4 Fenway Road, Greenvale – Situated in The Maples Estate, a relatively new estate that is generating plenty of buyer attention, this impressive double-storey home of four bedrooms and a study is currently being used as a display home by Porter Davis Homes. This offered the purchasers a secure rental return, potentially until 2025, with the current rent set at just under $7,000 per month. Beautifully finished and styled, this intriguing property found new owners during the week at an impressive $1.35 million.

13 Chance Street, Greenvale – For those looking for a stylish family home that they could move into straight away, this four-bedroom (pictured) attracted plenty of buyer interest for its free-flowing design, premium grade inclusions and impressive entertaining spaces. Of course, close proximity to Aitken College and the Reservoir parklands added to the value for growing families. This exciting opportunity saw the SOLD sign go up at $1.39 million.

With negotiations continuing on several other properties across the City of Hume, it is clear that positive sales results are still achievable despite the challenges in today’s market, utilising a variety of marketing methods.
