Latest numbers good news for locals
There’s no doubt that the Winter weather has put a bit of a dampener of some school holiday activities lately, but the Winter chills are clearly not impacting on the warm feelings that many homebuyers have for property in the City of Hume.
A couple of recent results confirm this.
Greenvale: 31 Bloom Avenue. As we mentioned in an earlier post, there was an immediate response to this eye-catching Hamptons-style four-bedroom home (pictured) the moment it was launched on the market. In fact, the SOLD sign went up well before this week’s scheduled auction, achieving $900,000.
Westmeadows: 201 Johnstone Street. This impressive four-bedroom home overlooking the parkland along Moonee Ponds Creek was another to achieve a strong result well before its scheduled auction, with the contracts being inked during the week at $990,000.
It was also interesting to see the most recent quarterly data from PropTrack which confirmed the positive market results in our local area despite rising interest rates. The latest median price data showed that over the last quarter to the end of June, local suburbs recorded the following movements in house prices:
Attwood – up by 1.8%
Craigieburn – up by 1.7%
Gladstone Park – up by 2.3%
Gowanbrae – up by 1.1%
Greenvale – up by 1.5%
Roxburgh Park – up by 1.0%
Tullamarine – up by 1.3%
Westmeadows – up by 1.9%
Of course, as we regularly remind our readers on these pages, statistics like these provide an indication of overall trends in the market. However, if you are interested in finding out about the current saleability of your specific property, we are always happy to provide an obligation-free update, so don’t hesitate to give us a call at Barry Plant Gladstone Park this coming week on 9330 1088.
