Latest price data shows positive signs

As regular readers will know, we’ve been seeing a lot of sales results in 2022 involving successful sales prior to auction. This week was no exception to this trend, with SOLD signs already in place on all of this week’s scheduled auctions.

This included the sale of a better-than-new four-bedroom, four-bathroom home in The Maples Estate in Greenvale, which found new owners before our auctioneer had a chance to practice his “Going once…”, achieving $1.2 million. Activity like this is a clear sign of the strong demand for property in the City of Hume.

However, if you’re looking for an even clearer picture of what is happening in your local property market, we thought you might be interested to see the following data which was published in the Herald-Sun this week, in collaboration with realestate.com.au.

It shows the latest price data for many of the suburbs in our area, including movements over the past year and quarter to the end of June 2022. If you’ve been reading all the ill-informed scaremongering in some sections of the media recently, these figures should put it all in perspective.

As you can see above, the fact is that houses in our part of Melbourne are still, on average, above the value of a year ago. Indeed many of them are actually above where they were three months ago, after multiple interest rate hikes and all that media negativity!
