Local buyers spring-ing into action
There’s no doubting that this week’s burst of Spring weather added a bit of bounce to people’s activity levels, and that included the property market in the City of Hume.
You only had to look at our team’s auction results this week to experience the springtime vibe. Not only was our team at Barry Plant Gladstone Park able to achieve another 100 per cent auction success rate for our vendors, with many reaping prices that exceeded expectations by substantial amounts, but we also saw some excellent sales coming together through one-on-one negotiations, as the summary below shows:
Craigieburn: 8 Native Street. This titled homesite of around 325sqm in the popular Aston Estate generated such strong interest that the vendors decided to accept a convincing early offer rather than waiting for this week’s scheduled auction. The contracts were inked at $400,000.
Greenvale: 7 Guddi Court. Offered in ‘as new’ condition, this single-level three-bedroom home in a new estate was sold immediately after this week’s auction, with post-auction negotiations producing $640,000.
Greenvale: 5 Stranraer Close. The tightly held cul-de-sac generated strong buyer attention from Day One, with buyers keen to inspect this unusual four-bedroom home. This interest produced a sale in the days leading up to this week’s scheduled auction.
Greenvale: 25 Candy Road. Situated in the sought-after Somers Estate, close to the Greenvale Shopping Centre, this striking double-storey home of five bedrooms and a home office achieved an excellent sale through competitive mid-week negotiations (pictured). The deal wrapped up at $1.34 million.
Greenvale: 21 Horizon Boulevard. This palatial double-storey home offered the rare combination of five bedrooms and five ensuite bathrooms, making it an ideal candidate for upgrading families. The carefully structured auction campaign produced an outstanding sale at $1.49 million.
Tullamarine: 3/55 Eumarella Street. This modern two-bedroom townhouse was another to enjoy a satisfying pre-auction sale, with the SOLD sign going up more well before this week’s scheduled auction.
As great as these results have been, keep in mind that one third of Spring is now behind us. So if you’re keen to make your next move in the local market while conditions are still so positive, it would be wise to start getting the wheels in motion now rather than getting caught up in a potential logjam later in the year.
