Local sellers enjoying 25% bonus

Whilst there were variations in the strength of competition at some of the auctions this week, the recent run of largely competitive bidding at well attended auctions continued for most of our auctions across the north-west of Melbourne this week.

In fact, some auction results achieved more than 20% above our happy vendors’ expectations, which was a satisfying conclusion to some very effective marketing campaigns.

Perhaps the most notable result this week occurred in Westmeadows, where a five bedroom home on a substantial allotment of over 1000sqm went under the hammer.

Making extensive use of feature timbers through the interior, this unusual home had been meticulously maintained by the original owners and generated strong interest from a variety of upgrading local families. Many responded positively to the floor-to-ceiling glass that captured the northerly sun, and the family-friendly location close to the Moonee Ponds Creek.

In the end, we had four competitive bidders at this week’s auction who pushed the price well beyond the reserve of $1 million before the gavel finally fell at 19 Pascoe Street (pictured) for $1.265 million! That’s right, more than a quarter of a million dollars above reserve!

It wasn’t just the auctions generating pleasing results though. Over in Tullamarine, we saw a two-bedroom unit on Mickleham Road attracting good interest from a of first home buyers and investors, the latter being particularly positive as there were already renters in place with a lease until October. Competitive negotiations saw the SOLD sign go up on this one at $520,000.
