Making the most of the winter real estate market

Many Melbourne residents make the mistake of assuming that the property market is driven by the seasons. Yet the fact is that home buyers are active all year round and, whilst there is an increase in activity at certain times of the year, the difference between the busiest season and the quietest is relatively small.

One thing we know here at Barry Plant Gladstone Park is that a motivated buyer won’t let the weather stop them going house-hunting, and this is particularly the case in the current market when new listings are in short supply. In fact, when you look at Supply vs Demand, there is a strong argument for selling your home in the Winter market when there are far fewer properties on the market, (and therefore less competition), rather than waiting until the traditional Spring rush.

Indeed, we saw a classic example of this in the recent sale of an older style three-bedroom home in Padua Court, Gladstone Park. Located in a quiet child-safe court on a good sized allotment of around 550sqm, this property attracted strong interest from a mix of investors and first home buyers, opportunity, with positive feedback being generated by the large and secure back yard and the convenient location close to Gladstone Views Primary School. As you can see from the photo, everyone seemed pretty pleased with the result at $540,000.

As this sale confirmed, there are some straight-forward steps to maximising your chances of a successful sale in the Winter market. One is to make the most of the available natural light, as even on a grey rainy day, a well-lit home really stands out in the buyer’s mind.

Not surprisingly, making sure your property is warm and inviting on a chilly day is also important in the Winter market. At the end of their inspection, you want buyers to feel reluctant to leave, so be sure that your heating is on and the thermostat is set well before the buyers arrive.
