Market knowledge makes all the difference

There is no doubt that the property market in 2019 has been impacted to some degree by the ‘mixed messages’ that we have seen in the media recently. However, one of the key advantages that we have been able to provide for our vendors in this market is the experience that has come from over two decades of market knowledge in this area…in boom markets, tough markets, and everything in between!

We have found that this intimate market knowledge makes a real difference to the advice we provide to property sellers, and we were reminded of it again this week as our team achieved a couple of outstanding sales results on properties that had spent several months on the market with other agents without a result. In fact, two of these properties were successfully sold within a matter of weeks of the change of approach!

Among this week’s notable results were:

Attwood – 190 Erinbank Crescent

This 3-bedroom home was an unusual one for several reasons. Not only did it feature the quality you would associate with a Builder’s own home, but its lush green gardens were enhanced by the fact that it a virtual “private island” with a corner block being adjoined on two sides by treed reserve – no adjoining neighbours at all! The unique nature of the offering here soon attracted good interest, with the SOLD sign going up within less than two weeks.

Stretched across almost a full quarter of an acre, (around 996 sqm in total), and capturing all the hallmarks of the traditional Australian homestead complete with a wide, full-length verandah, this well maintained 4-bedroom home (pictured) certainly made an impact on the young families that inspected it. With well zoned=living and entertaining areas, garaging for three cars, and alfresco entertaining overlooking a large inground pool, this home provided an all-round lifestyle package close to Greenvale Drive Reserve and sold within two weeks of hitting the market.

Tullamarine – 3/366 Melrose Drive

Affordable low maintenance living was one of the key attractions of this neat 2-bedroom villa unit, with downsizers and young couples making up the majority of the interest. Conveniently located within close proximity of Westfield Shopping Centre, the trams on Matthews Avenue, only minutes from the airport and Freeway access, this one was sold under the hammer to a happy first home buyer after a competitive auction saw our vendor’s reserve exceeded at $351,000.
