More buyers looking to build new

As we have mentioned regularly over the past six months or so, one of the most common frustrations for buyers in the current market is the general shortage of available homes in the City of Hume.

This frustration is being emphasised by a market where most of the limited number of properties that do become available for purchase are selling relatively quickly, and for at some impressive prices due to the strong buyer competition.

But one area of the market that an increasing number of buyers are turning to is the option of purchasing a vacant block of land and building a brand-new home. This is particularly relevant at the moment as there happen to be some really good homesites for sale right now, presenting land buyers with exceptional value if they’re quick.

In fact, we have put SOLD signs up on two vacant homesites in the Greenvale Gardens Estate during the past alone. A fully titled block of 448sqm in Honey Flower way was sold for $400,000, whilst a larger easement-free block of 592sqm around the corner in Straw Flower Circuit achieved $468,000.

The Greenvale Gardens Estate has been a popular choice with land buyers in Greenvale, given the ready access to shops, schools and the Greenvale Recreation Centre.
