New restrictions mean new ways to help

While we all come to terms with life in the middle of a Stage 4 lockdown, I wanted to begin this week’s Update by assuring all of our clients, whether you are a vendor, buyer, landlord or tenant, that we are thinking of you and are still here to support you through these challenging times.

Make no mistake, the next six weeks are probably going to feel like an eternity for some local residents. At the other end of the scale, some people may find that the lock down is over before they know it. The most important message for all of us is that if we follow the rules, stick together and support each other, we can all look forward to returning to something close to ‘normal life’ in as short a time as possible.

Right now, many people in the City of Hume are asking what the current restrictions will mean to the property market in Melbourne. Whilst there’s been a fair degree of uncertainty this week as everyone tried to clarify the details of the new rules, there are two things that do seem clear…

  1. All of our team will be working from home for the duration of Stage 4, and
  2. There will be no individual property inspections taking place in metropolitan Melbourne during this period.

Despite these restrictions, our team will still be available to support our clients throughout the lockdown, no matter whether you have a property settlement coming up, or you have a rental property that needs the rent collected and distributed, or needs urgent repairs. In fact, late this week we received word from the State Government that we will still be able to attend the office to assist with property settlements or end-of-lease arrangements, including tasks like handing over the keys.

One factor that people seem to be overlooking is that some property sales will still be possible during the lockdown. For example, house and land packages, (where there is no physical property to inspect yet), can still be negotiated. Given the recent volume of activity in this market, this is important news for many buyers. Similarly, sales of vacant land are also likely to remain largely unaffected.

Of course, the next few weeks will also be an ideal time for local homeowners to get their property ‘market-ready’ so that they can hit the ground running as soon as the restrictions are eased and make the most of an early Spring sale.
