No holiday for local buyers this week

Once again this week we’ve seen solid buyer activity in the City of Hume, with many of them clearly keen to inspect a range of properties for sale before they took advantage of the extra day off this long weekend.

Interestingly, we saw even more activity from those buyers keen to get their foot in the door of the property market in the City of Hume in the lead-up to the long weekend, with market entrants securing their first home in several pockets in our local area.

One of these was the two-bedroom villa unit (pictured) at 15B Witton Court in Greenvale that we mentioned in last week’s Update. This property had been scheduled to be auctioned this weekend, but the immediate response from first home buyers the moment it hit the market, along with multiple enquiries from a mix of downsizers and investors, saw the SOLD sign go up at $420,000 well before the scheduled auction.

Another example involved a two-bedroom unit at 6/30 Fawkner Street in Westmeadows. Privately tucked away towards the rear of a boutique group of units right in the heart of Westmeadows, this modern single-level villa combined quality appointments with a convenient position very close to local shops, parks and buses. Productive mid-week negotiations saw the keys change hands on this one at just under the $500,000 mark.

So, as you can see, the real estate market in the City of Hume remains active despite our tenth rise in official interest rates during the week and the temptation to put everyday life on hold for the long weekend.

As I mentioned last weekend, the Autumn property market in our local area is performing as expected, so if you are thinking of making a move in 2023 and would like some obligation-free guidance or advice on how to maximise your results in the current market, you can give us a call at Barry Plant Gladstone Park this week on 9330 1088.
