One of the interesting trends we’ve seen in the property market of 2021 is the increase in the number of sales that have been occurring before they’ve officially hit the market, often involving buyers that haven’t actually looked through the property before they make the winning offer.

Whether their decision is purely about location, or they feel confident about making a decision based purely on what they can see in the virtual world, be it photographs taken before the lockdown, a video walk-through or even a virtual tour taken by one of our team walking through the property with their phone, it’s clear that some buyers are just not prepared to wait until the restrictions ease to secure their next home.

We saw further examples of this trend during the past week, with every single one of our scheduled auctions selling prior to the day, and several strong off-market sales being completed without the buyers having the chance to step through the front door. Here’s a cross-section of what’s been happening:

Attwood: 25 Stonebridge Way. Once again this week we saw more strong activity in the Alanbrae Estate, with another terrific sale above the $1 million-mark being completed as a result of a strong off-market campaign.

Gladstone Park: 5 Hall Road. Offered for sale for the first time since new, this much loved three-bedroom home on a prime corner block near Gladstone Views Primary School found new owners during the week at a very pleasing $705,000.

Greenvale: 16 Lucy Crescent. Presenting an appealing contemporary façade within the Greenvale Gardens Estate, this conveniently located single-level home offered four bedrooms and a study, making it an ideal upgrade for many local families. Productive pre-auction negotiations saw the deal completed on this one at $830,000.

Westmeadows: 2 Dooen Court. Attracting strong interest from a mix of first home buyers and investors, this neat two-bedroom split-level home made the most of the early interest, with the keys changing hands at $540,000.

Westmeadows: 8 Douglas Court. Offering extra appeal for larger families or those wanting to provide extra space for an additional generation, this five-bedroom home with the park next door benefitted from strong mid-week negotiations, with the SOLD sign going up at $1.075 million.

With all that’s happening in Melbourne at the moment, it’s hard to know when the restrictions will be officially lifted. What you can be sure of, however, is that when inspections are again permitted that Spring market will take off with plenty of pent-up heat.
