Over 5.6 million reasons to be aware of off-market sales

It’s been a very busy week for the team at Barry Plant Gladstone Park, (and a very productive week for many of our vendors), with over $5.6 million worth of property being successfully sold. However, one of the interesting trends we have noticed recently is the growing use of an off-market sales campaign by some vendors, which raises a very interesting point for some buyers.

The important message that some buyers need to be aware of is that not every property gets advertised on the internet. Some vendors prefer to keep their sale “on the quiet”, with no board, no press ads and no mention on internet portals or social media. That’s why it is important to stay in touch with your agent if you want to be kept up to date when a property comes along that uses an off-market campaign.

In the past week alone, we have sold two properties in Gladstone Park in the high $500,000’s using an off-market approach, and both sets of vendors have been thrilled with the result.

The past week has also seen our team negotiating strong sales right across the City of Hume including one in Westmeadows for $660,000; Tullamarine for close to $600,000; a ground-breaking sale in Attwood for well over $1 million; another one in Gladstone Park that exceeded all expectations in reaching the $600,000-mark; plus a major investment property in Melbourne’s western suburbs.

The good news for buyers is that the past week has also been a very strong one for new listing activity, with 10 new properties in Gladstone Park, Greenvale and Westmeadows currently in the process of being photographed in preparation for their release to the market over the next few weeks. Again, if you make sure that our agents are aware of what type of property you are looking for, they will be able to give you the ‘heads-up’ as soon as these properties are ready for inspection.
