Pre-auction sales continue

As regular readers of these posts will know, there has been an ongoing trend among some of the home buyers in the City of Hume over the past six to twelve months to make strong offers on properties well before their scheduled auction day, rather than waiting for that day to arrive.

So it is interesting to note that despite the arrival of the first real signs of winter’s chills this week, there has been no sign of a cooling of buyer activity in our market. In fact, we saw three properties sold this week where the SOLD signs all went up well before their scheduled auction day.

When you add in some very pleasing inspection numbers at several of this week’s Open Houses, the outlook for anyone considering selling over the next few months is looking very positive indeed.

One result that would have got a lot of locals talking was the pre-auction sale of a generous five-bedroom, two-bathroom single-level home in the delightfully peaceful Palazzo Court in Greenvale, (pictured).

The combination of high ceilings with ornate cornices, plantation shutters and thoughtful updates certainly struck a chord with families looking to upgrade, as did the undercover alfresco entertaining area overlooking a good sized back garden dotted with established fruit trees.

The strong early interest in this property resulted in a very satisfying sale at $1.04 million, a week before the auctioneer was due to raise the gavel.

The most important message to come from results like these is that if you are considering selling, the cooler temperatures are the last thing you need to consider in timing your sale. History shows that the next couple of months are often the time where the imbalance between buyer demand and listing supply is stacked most heavily in favour of the seller. That’s a benefit that should not be overlooked.
