Preparation the key to success in Spring

If the recent decline in the daily ‘coronavirus numbers’ is any kind of guide, it seems that we are on track to see an easing of the Stage 4 restrictions in the middle of September as hoped.

If this proves to be true, the next few weeks of the lockdown will be an excellent opportunity for anyone who has been considering selling before the end of the year to prepare their property for the market, so that they can ‘hit the ground running’ when the early Spring market begins to open up.

As many readers will already know, history shows that early Spring is often the time when vendors achieve the strongest sales results of the season, as this is the time of year when a flood of fresh buyers start house-hunting after spending Winter researching the market.

We expect this trend to be even more pronounced this year, as the impact of the lockdown has meant that even more buyers have been forced to delay their plans. So watch out for a strong flurry of activity as soon the brakes come off in September!

The key to being ready for this ‘early Spring rush’ is not only preparing your property, but making all the arrangements to ensure that your property is ‘market ready’ at the earliest possible time. Our team at Barry Plant Gladstone Park has already begun contacting our database of buyers with ‘Exclusive Property Previews’ on several new listings that will be available as soon as we come out of the current restrictions. Importantly, we are already booking buyer inspection times in anticipation.

Keep in mind that we are able to list your property remotely and we can make all the necessary arrangements now to ensure that you get in ahead of the rush.

It is also worth noting that we have still been able to complete several great sales results despite the lockdown. These have included:

Nova Estate, Greenvale: Our team has successfully sold three more homesites in this popular Estate this week. There are now just three lots left in this terrific boutique neighbourhood, so if you are keen to make use of the HomeBuilder grant you will need to get busy.

30 Palamino Valley Court, Greenvale: This original 25-year old four-bedroom home (pictured) sat on around 2600sqm of land and was sold within 48 hours of the launch of an off-market campaign to our extensive database of buyers. If you’re interested in following local values in the current market, the sale price of $1.26 million was more than 20% higher than the price it achieved in 2017.

10 Pine Grove, Mickleham: As you may have seen on social media in recent days, this unusual five-bedroom log cabin on around one hectare of land achieved a fantastic result with the SOLD sign going up after contracts were signs at more than $2 million!

As I mentioned last week, time is of the essence. If you’re keen to get a flying start into the Spring market, you really need to start preparing now, so feel free to call us for a chat on 9330 1088 or call me direct on 0418 889 678.

In the meantime, stay safe.

Regards,

Nick Pugliese – Director
