Price rises driving quick buyer action.

Whether it was the news during the week that Melbourne’s median house price had risen by over 9 per cent in the December quarter alone, or the ongoing frustration among buyers at the shortage of available property for sale, this week provided more examples of just how quickly buyers are responding when the right property hits the market.

One example involved a home in the Aspect Estate where the vendors decided they would prefer a quiet ‘off-market’ campaign utilising our extensive database of motivated and qualified buyers. All it took was one inspection, and the property was sold for a very impressive $1.1 million without anyone in the street even knowing it was for sale!

Other examples have included:

Greenvale: 17 Laramie Street. With so many young families keen to make use of the Government incentives for those building a new home, demand has been strong for vacant homesites in the area. This 420sqm block in the Umbra Estate was a prime example, with a mid-week sale being finalised at $428,000.

Westmeadows: 17 Gwilt Street. A close neighbour of a property we sold just before Christmas, this brand new three-bedroom town residence with its own street frontage saw the SOLD sign go up at $620,000.

Greenvale: 4 Jonquil Close. The first Open House was all it took for this three-year-old single-level home adjoining parkland to be snapped up, with the keys changing hands at $840,000.

Greenvale: 15 Stranraer Close. This immaculately maintained family home (pictured) in the original part of Greenvale found new owners within two weeks of hitting the market, with the contracts being inked at a very pleasing $860,000.
