At a time when there is so much negativity around us, and pretty much everyone in Melbourne is probably wondering what the immediate future may hold, the past month here at barry Plant Gladstone Park has confirmed that there are still an impressive number of Melbourne residents who are feeling confident enough about the long-term outlook to continue buying and selling property with a fair degree of positivity.

In fact, I am happy to confirm that the month that came to a conclusion on Friday proved to our office’s most successful July on record, with well over 20 properties finding new owners, which is fantastic news for anyone who may be contemplating making a move in the City of Hume in August.

Just take a look at some of the results that our team was able to achieve in the past week alone:

Greenvale: Lot 15 Nova Estate. A vacant homesite sold for $330,000.

Greenvale: Lot 5 Nova Estate. A vacant homesite sold for $380,000.

Greenvale: 39 Lynton Court. An unusual battle-axe block of over 1900sqm enjoyed a pleasing mid-week sale.

Greenvale: 21 Inspiration Way. This unfinished construction in the Aspect Estate had four buyers competing, pushing the sale price to $450,000 which was more than $20,000 above the asking price!

Westmeadows: 1/39 Riddell Street. This appealing 3-bedroom villa utilised our unique Sale by Set Date® marketing strategy and was sold prior to the closing date.

Westmeadows: 8 Devenish Court. Offered for sale for the first time in 40 years, this immaculate 3-bedroom home (pictured) was another to sell prior to the closing date using the Sale by Set Date® method, achieving $570,000.

Westmeadows: 19 Hornsbury Avenue. This 3-bedroom home in the Hillcrest Precinct sold prior to auction for $640,000.

Wollert: 7 Brighton Avenue. The opportunity to purchase a superb single-level 4-bedroom home that is currently being used as a display home for highly-regarded Nostra Homes provided an enticing one.

Wollert: 9 Brighton Avenue. Right next door to the property above, this one is also a display home showcasing a double-storey floorplan of 5 bedrooms. Both homes were sold with excellent short-term rental returns until their time as a display home comes to an end.

With results like these, you won’t be surprised to know that we currently have far more buyers than we do properties to sell them, making this an opportune time to be hitting the market. If you’d like an update on what your property could achieve in the current conditions, be sure to give us a call at Barry Plant Gladstone Park on 9330 1088.
